Sash Window Repairs, New Bottom Rails & Frame Repairs - Whitstable, Kent
We recently completed a series of sash window repairs in Whitstable, carrying out new bottom rail replacements, resin repairs and repairs to the surrounding timber frames. The aim was to retain as much of the original joinery as possible while removing the areas of decay and restoring the windows to a sound, serviceable condition.
The bottom rails of the sashes had suffered from significant timber deterioration, particularly around the lower joints where moisture commonly collects. As these sections were beyond a suitable resin-only repair, the damaged timber was carefully removed and replaced with new hardwood bottom rails, shaped to match the original profiles and proportions of the windows.
Smaller areas of localised decay were repaired using a specialist resin repair system. The affected timber was cut back to a solid base before the repairs were formed to blend with the surrounding joinery. This allowed us to preserve the sound original timber rather than replacing complete sections unnecessarily.
Repairs were also carried out to the window frames, including damaged and weakened areas around the lower sections. The completed work restored the structural integrity of the sashes and frames, helping improve their durability and extending the life of the existing windows.
Projects like this demonstrate how traditional sash windows can often be successfully restored through a combination of targeted timber replacement and specialist repair work.
